Where are HERE WE ARE's services available?We serve the north coast of San Luis Obispo County. Anywhere between San Simeon and Los Osos, as well as San Luis Obispo. If you have a vacation home somewhere else on the Central Coast and are interested in our services, let us know and we may still be able to help!

How much is HERE WE ARE’s management fee?Our management fees start at 20% commission. The final pricing you are offered is based on the location and performance of the property amongst other factors. This is based on the booking revenue without including the cleaning fees. Cleaning fees go to management to directly pay the cleaners

How does HERE WE ARE calculate its fee and owner revenue?Here We Are calculates its fee after removing the cleaning fee, taxes, and host fee, so it is based solely on the nightly rate. This means that if you currently earn $100,000 in revenue including $10,000 in cleaning fees and 10,000 in TOT (taxes) annually, the fee would only come out of the $80,000 in earnings. By comparison, other property managers charge a fee on the entire revenue, passing on more of the cost to you.

How is the cleaning fee allocated?We use the fee to directly pay whoever cleans the property. The Cleaning fee is set at the market-rate based on square footage and number of beds.

How do you handle TOT (Transient Occupancy Tax)?Transient Occupancy Tax is usually paid to the city from Airbnb. However, most places in San Luis Obispo County requires owners or operators of the short term rental to submit regular payments to the city or county. It is a separate line item that the guest pays and does not come out of the nightly rate and is not included in the division of commission. Depending on our agreement, we either take care of paying this to the city for you, or you're responsible for doing so.

Can’t I just manage everything myself?Sure! And perhaps you have been. If you are local to the area and have the time, it's definitely a viable option. We don't recommend doing it yourself if you live over 45 minutes away from your short-term rental, don't enjoy hospitality, or lead a busy and demanding life. Keep in mind that while hiring a manager does mean you will pay out some of your earnings in commission, it often pays you back two-fold. A good property manager knows how to maximize how much revenue your property is capable of generating, and will make your involvement nearly passive. Considering our relatively short journey here on Earth, time is much more valuable than money!

What is Full Service Management?A lot of vacation rental management companies are offering a la cart services, reeling people in with a very low commission percentage. Keep in mind that in a lot of cases you get what you pay for. In some of these agreements you are still doing a ton of the work. With full service management, our goal is to make your involvement as truly passive as possible so you can enjoy the benefits of owning an income generating vacation home without any of the work.

This means that we are invested in making your short term rental as profitable as possible, keeping it as pristine as possible, all while maintaining the ability to provide the most personal hospitality. The care we put in to each home earns you exceptional reviews, maintains above average occupancy rates which all boils down to more revenue.

How does HERE WE ARE advertise my property?We keep a close eye on metrics to keep your property performing above average on first page search impressions, click-through rates, and conversion. Almost all searches come through OTAs (Online Travel Agencies), so this is where we spend the majority of our attention. We also focus on building an email list that offers direct booking to previous guests so we’re able to leverage repeat visits.

Can I still use my own property?Absolutely! Most people purchase a beach home so they can enjoy it, and we wouldn’t want you to sacrifice that. We work with you to block out dates for personal use, ensuring you can enjoy your property while also maximizing its rental potential when you’re not there.

How do I get paid?Payments are streamlined through Intuit Quickbooks. You receive monthly payouts directly to your bank account for the previous month's bookings, minus our management fee, the cleaning fee and any reimbursement costs.

How do I find out if my property qualifies?Our qualification process starts with a property evaluation to assess its potential and fit for our portfolio. We consider location, condition, and market demand. To begin, simply contact us, and we’ll schedule a visit to your property.

How long does the onboarding process take?That depends on a lot of factors! The onboarding process can be completed in as little as two weeks, but could take longer depending on how much attention or setup is needed. This includes property assessment, necessary paperwork, setting up your property for rental, and launching it on various platforms. Our goal is always to launch as quickly as possible!
